Doppco DevelopmentDoppco Development of Cleveland, Ohio, purchased a piece of property in Ames, Iowa in order to construct a small commercial multi tenant building. CGA/Engineering Plus had worked on this site in previous years, providing a topographic survey and a couple of conceptual layouts for the previous owner. The new owner required site planning services in order to gain site plan approval from the City of Ames. CGA worked with the owner's architect from Ohio and coordinated the work with the owner's project manager. The site includes a 8,330 square foot multi-tenant building, 58 parking stalls, a project sign, a triple dumpster location, and a shallow detention/infiltration basin; all on a 52,188 square foot parcel size. The building was designed and constructed during the 2008 construction season and all site work was completed by the end of September. Landscaping was required for the parking lot perimeter to screen adjoining properties. Drainage was crucial due to stormwater detention requirements and flood plain considerations for the area. The site fronted onto busy Duff Avenue, also known as Iowa Highway 69, which involved the Iowa DOT and its special requirements for curb cut and joint entrance agreements. The site planning was accomplished by CGA's Kenneth Janssen P.E., P.L.S. as Project Manager and Project Coordinator during construction, and Jessica Fisher as Engineering Intern. A boundary survey and an ALTA / updated topographic survey were also required initially. Later an Elevation Certificate was required after the building's finished floor had been placed. CGA also provided on-site consultation and construction staking for the entire project.
