Bethany Manor Improvements

CGA teamed with Haila Architects, MODUS Engineering, Raker Rhodes Engineering, and Story Construction to complete the proposed improvements to the existing Bethany Manor Community in Story City, Iowa in the fall of 2012.  The project consists of several phases to allow the owner to maintain access to certain portions of the building during construction.  CGA took the lead on working with City Staff, City Council and the Zoning Board of Adjustments in order to negotiate a Variance that was granted for the front yard setback.  The proposed improvements will be located to the north of the existing facility outside of the 100-year flood plain.  CGA is also working on a Flood Plain Map Amendment that will take the existing building and a portion of the existing site out of the flood plain.

The project consists of an 83,750 square foot building expansion to the existing care facility split into separate phases to accomodate the owner's access.  CGA's tasks included topographic survey, platting, parking lot improvements to accomodate 135 vehicles, improvements to the existing access areas, improved drop-off area for standard vehicles and small busses, landscaping design, stormwater underground detention design, and new utility services.
